  We have been living at the Waterstone Apartments for over a year now, and have really come to understand how lucky we were to find them. This is 100% due to the exemplary quality of service we have received from Julie, the property manager. One example that comes to mind was about 2 months ago, our AC condensation tray overflowed into our closet and dripped all over some of our nicest clothes. Once Waldo fixed the issue, Julie gave My wife and I a credit on next months rent for the dry-cleaning. We didn't have to ask her for any kind of reimbursement, she just did it. If there's something conventional to LA it's the "What's in it for me?" mindstate. Instead, Julie said "What can I do for them in reparations?" Waldo is the head of Maintenance, also very genuine, as well as skilled in everything repair oriented. I had a question one day on a specific handy man task and he took an hour after his work day was over, to show me how to complete the job. Julie, Waldo, and the rest of their team are the epitome of excellence and always treat us with professionalism and sincerity. The apartments are nice too, check 'em out!
  
  Btw these negative 1 star reviews are irrelevant. They date back to years ago, so take them with a grain of salt. Living here in the present adds weight to anybody's reviews and opinions.

  I lived here from 2011-2016 in building 325, near the hot tub and BBQ stations.
  
  I only moved out because my job moved to San Antonio Texas.
  
  Julie was the apt manager and Alex maintenance during my stay.
  
  I genuinely loved my stay here, Julie and Alex were very friendly and helpful.
  
  The apts were very cosy and homely, I had great neighbours, very considerate and quiet.
  
  It's a small complex so the pool and gym are small compared to larger places, but that's something you are shown up front, if you need something bigger then maybe it's not for you.
  
  Rent in Burbank is expensive everywhere, so while it would be good if things were cheaper, it's not really the fault of the apt complex itself, that's just how things are.
  
  There is a monthly fee for trash etc. From Conservice, roughly $40+ the time I was there, not unusual, and again, something you're told up front.
  
  The apt is in a good location, one thing to note is that there is a hospital down the road, so you will hear ambulances going past occasionally. I was not on the roadside so it didn't bother me much, kinda tuned it out after a while, same with the BPD helicopters.
  
  I would highly recommend this apt. I was actually surprised by some of the negative reviews I read online, so felt the need to write an honest (and up to date) review.
