  I am a new immigrant to the US with no background in investing in real estate anywhere. A trusted acquaintance referred me to Sensei and Black Belt Investors, back in 2014 and I bought my first out of state investment property in my life from Sensei and BBI. It turned out to be a very good stable investment as it came with a tenant who stayed there till the end of 2018 and it generated very good income. Over the years, Sensei had also overseen appointments of property managers and handled and resolved any issues arising about them.
  
  When the tenant left however, they left the house in a state, as if it had been hit by a massive tornado and the house needed every possible kind of work imaginable. Now, as the owner it was my responsibility to rehab the house. Remember, the house is out of state, three time zones away from where I live and I have never even seen it nor been anywhere near it. The current PM gave me an estimate for all the work. But Sensei and everyone else at BBI stepped in, brought in their own local contractors, painters, etc. and completed the entire work within record time and at a much lower total cost, and all along I was kept informed of how this work was progressing and any new developments, and was sent before and after photos. ( once again, they did not have to, because it is not their responsibility at all .. but they did it as if it were their own home. ) Any first-time investor/homeowner in my place would be totally helpless in this type of situation, but with Sensei, I did not have to do or worry about anything. I still have not gone near that house :-) but I know it is in good order.
  
  My experience with other people from whome I have bought investment property is that, once they sell you a house, they don't want to hear from you about it again.
  Given that, Sensei's involvement five years later and willingness to help with every minor detail of rehab is much more than admirable.
  
  This entire experience has given me a lot of confidence to make more such investments in future as I now understand this process, and for that I am sincerely grateful to Sensei and everyone at BBI for their continued support. I can not thank them enough.

  Rescued by Black Belt Investors!
  My friend made a bad investment. She hired a real estate agent and in 2 years she never received an offer. Frustrated and fed up, she was ready to walkaway only to lose her investment.   This is the best Real Estate Wholesaling class that I have ever attended. Sensei (the instructor) is an expert in real estate investing, especially in California, He is very willing to share his knowledge with new investor students. Step by step learning with role playing and quizzes to make sure students learn the material. The follow up coaching and resource information is priceless. Thank you Sensei and Black Belt Investors!
