400 N Ervay luxury apartments in Dallas and property management team (Shannon and Ross) are incredible!
Brace for a lengthy review w/ lots of good info; but to summarize, this is the place to live if you don’t mind the parking situation (not a big deal — see below) and are ok with limited common area use on Friday and Saturdays during wedding season.
I really believe it's the best in downtown — lived here almost 9 years, so to say 'I like the place' is an understatement.
Various categories that were of importance to me when apt hunting are below:
PROPERTY MNGMT
Shannon, Ross and the rest of the team are great! Before this team, my experiences w/ property mngmt were awful. This team though ... wow! They’re responsive, informative, friendly and upbeat, trustworthy, and make you feel like you’re more than a source of income for bldg owners. My questions, routine maintenance requests, or other misc. requests have always been acknowledged within 24 hours and addressed almost as quickly.
APARTMENT UNIT
Fav things — secure bldg (cameras throughout; 2 to 3 fob scans needed to access apt floors); original hardwood; ceiling lines with varying angles and heights; large windows; shades to keep unit cool or warm, depending on the season; washer/dryer included; property management team; and diverse and respectful residents.
I only hear other residents when in my living room (can't hear anything from bedroom) if they’re in the hallways speaking loudly or moving in/out. Being in an interior unit, I don’t hear much traffic noise (occasional car horns). At times, I can faintly hear the DART. Residents in exterior units located on same side as DART tracks say the DART can be loud, so if you’re looking at units on that side, listen for DART noise during your tour.
COMMON AREAS
Non-resident private events are often held in 2 of 3 common areas — 1st floor hall, 3rd floor common rooms, and the rooftop area. Residents are cannot access these areas when they're rented out for private events. During wedding season, most Friday and Saturday evenings are booked with private events until 11 pm (mngmt notifies residents of scheduled events well in advance). During events, at least one security person is on duty which helps limit disturbances. If considering units on 3rd or 5th floor (5th floor has to be accessed to get to rooftop), ask mngmt about event noise levels.
PARKING — Residents & Guests
Two resident parking areas:
1) under bldg w/ large spots which is convenient, safe, and can’t be accessed w/o a fob (vehicles can’t follow others in w/o fob).
2) located across St Paul St (less pricey too) which requires walking along DART tracks (fav spot for homeless, most of whom are harmless). Toting things back and forth can be annoying. It’s shared w/ another apt bldg, business people and visitors, so it’s not as secure as the #1 above. Guests can park here, but they’ll pay from $2 to $20 per day.
FREE guest parking in 3 areas (sort of):
1) On Federal St between Ervay St and St Paul St
2) On right side of Ervay St just past Federal St (next to church)
3) All day Sun and on Wed evenings, church garage on left side of Ervay St just past Federal street (all other days/times, the church garage parking costs $)
Limited metered parking around building is active during reg. business hrs and on Sat, NOT available Mon-Fri just before and just after business hours (read days/times listed on meters to avoid parking tix).
“ISSUES” (not really issues)
Under previous property mngmt - old neighbor was heavy smoker (to put it lightly), resulting in my unit smelling as if I was a chain smoker. It was quickly addressed and resolved. Bldg is now non-smoking!
Under current property mngmt - No issues in the 4+ years the Berkshire Group has handled property management, but 3-4 years ago, rooftop AC or other repair/replacement (don’t know details) resulted in loud, high-pitched and almost constant ringing in bldg for 3 weeks. Mngmt had experts on site immediately who worked consistently until resolved.

I have been here for almost a year and I love it. Besides the great historical building and amazing floor plans, having all of that without great staff, doesn't mean much. Our Manager Shannon, Office Amber, and Maintenance Ross have been amazing. Ross seems to go over and above no matter what I have requested. They answer service requests quickly and then check on us to see how all is going. That means a lot. We are close to 3 parks for our pups and being in the center of the city, we are within 20 minutes of food and shopping. I really enjoy my living space and the roof top lounge is a plus.
This is a great building with lots of history and excellent staff. Shannon, Amber, and Ross take care of the residents and really make this place feel like home. The location is fantastic and it's close to so many restaurants. Easily, the best building I have lived in downtown.
Stayed here a short time in a corner space just feet from the train which was unbearably loud during late hours, HOWEVER the place overall is downtown luxury at its finest. 2 blocks from my office, plus Amber is an apartment aficionado of sorts and gave me great insight. Would recommend this place to either couples working nearby, empty nesters, or basically anyone that wakes up before 6am even on weekends—because the train on my side of the building was full steam 6am to midnight. A different unit could’ve made all the difference for me, but couldn’t be happier with it otherwise.
Fantastic building with great people who work here. Shannon and Amber are both excellent, Shannon being the apartment manager. She's quick to respond and are always great at communicating. Ross, who handles maintenance, ALWAYS comes same day. He was actually my maintenance manager at another building. I liked him so much that I leased in part because of him!
The building itself is upkept really well. Neighbors are nice, and I've lived here a year and have never heard any noise because of the building materials. It's a great place to live.
