It would be difficult to say enough positive things about Jenny Phillips / JM Phillips Properties Group. When my wife and I decided we were ready to begin the search for a rural / ranch property sometime in 2016, we met and enlisted Jenny to aid us in the endeavor. Our criteria was fairly stringent: large property, within 1.5 hrs of Austin, live water, plenty of trees, variation in elevation.. and affordable. A tall order to be sure. So tall, as a matter of fact, that it took 4 years. And, not for a lack of trying. Jenny kept up with the listings - new and older - along with us. She would actively look and watch for property that matched our criteria.. regularly bringing possible matches to our attention. But, she was never, ever pushy. She never encouraged us to lower our standards or change our vision. She remained active, but always patient. Until one day in early 2020 - the right listing came along. Once we found the property that we had been looking for.. then the real work (especially for Jenny) began. There was a quite a list of items to tend to: price negotiation, inspections and survey work, title work, mineral rights and other legal paperwork, etc. Jenny guided us through the somewhat daunting process with an attention to detail and a patience that really made the entire process painless. If you are looking for a skilled, intelligent, caring and patient realtor to assist you with your home or land purchase or sale, I could not recommend Jenny enough. She is as good as it gets.

Jenny is a one of a kind realtor, truly. We were first time home buyers at the start of our process and went through several other realtors before we found Jenny. Jenny was professional, prepared, but most importantly made us feel 100% comfortable every single time we met with her. She was extremely knowledgeable about the Austin market and the area we were looking in, and her insight on the building process of home we chose, especially during the inspection process, was outstanding. She worked hard to communicate what we wanted with our builders, helped us negotiate, and handled every situation that came up with incredible professionalism and urgency. We are so excited to move into our new home but will be sad to miss our meetups and chats with Jenny. She truly had our best interest in mind throughout the entire process and we couldn't be happier to have found her. We recommend her HIGHLY to anyone looking to buy a home. 5/5 stars!

As a first time home buyer, I knew very little about the buying process. Jenny went above and beyond in 3 areas-

1) Finding the right home for me-
I was looking for a comfortable home in an up and coming area that would double as an investment. Jenny has an extensive knowledge of the Austin area and is up to date on the neighborhoods that are seeing hyper growth/gentrification. She provided me with a direct MLS feed that was filtered to my preferences (2 bedroom, 1500+ Sqft, etc). We were able to find the house of my dreams within a couple weeks.

2) Negotiation/buying process-
Having someone on your side to navigate the buying process and negotiate on your behalf is key, especially in a market as hot as Austin. With Jenny on my team, I was able to get the best deal possible after some back and forth with the seller.

3) Closing-
Closing can be a stressful. As soon as I went under contract, Jenny sent me a "What to Expect When Closing" Guide that made every step of the process crystal clear. Inevitably, we ran into a couple speed bumps along the way, which she helped quickly resolve. The whole process was surprisingly smooth and quick.

All in all, I would recommend Jenny to anyone buying a home (regardless of it's your first or not). 10/10
