    Absolutely I recommend Paymon -- he’s the best the industry can offer.

    Some agents have useful connections … some agents really understand remodeling … some agents are good negotiators … some are young, so they put a lot of energy and time into their clients because they’re hungry. There are so many agents out there, but Paymon is the only one I’ve run across that possesses all these strengths in good balance: He is a skilled negotiator, has a lot of persistence, is an expert in the real estate industry, knows how to communicate with other agents, is knowledgeable about construction, and is always available.

    What I really liked about the property was the location. It was close to some of the future Google (and other) tech campuses. It’s in a very good neighborhood, as well. The property does have some issues, but this is what interested me. Such issues tend to deter buyers, so I knew that many people wouldn’t even look at the house. This gave me a good opportunity to buy affordably in the area. This was the point where Paymon’s expertise and experience really paid off. Since he’s so knowledgeable about construction, he was able to clarify for me the difference between repairs that cost $50K and $250K. When we inspected the house, he brought along an architect, a building expert, and he put me in touch with two construction companies. They were able to give me a clear sense of what kind of cost it would entail and whether this was an option for me, which it turned out it was.

    Paymon was always there; his response time was fantastic. He was available days, nights, weekends – I don’t know how he does it. He also was able to show houses at almost any time, which is a whole other level of availability. But what I really appreciated was that he continuously represented my voice in every transaction. He’s an incredible negotiator, very persistent – and he pays close attention to details. When the disclosures came up, Paymon caught an important inaccuracy and worked with the seller to make sure all the information was clear and within the parameters of our agreement.

    I had a very complicated loan. Even though I had proof of funds, I had worked for my current employer for less than two years and already owned a house which could have made it difficult to get a loan. But Paymon introduced me to a loan agent that worked out very well. She got the job done, and I got my loan.

    Paymon was also instrumental in protecting me from a property I had looked at previously. It had too many issues and was a higher level of risk than I wanted to take. Paymon was able to provide just the right amount of guidance and detail to steer me away from a poor decision.

    On another note, Paymon is just enjoyable to be around. He’s friendly, nice to talk to – I can actually see the potential for friendship. He is always looking at the long-term relationship over a single transaction. He’s got a great attitude even if the situation is extremely complex like mine was. In fact, there were multiple times during the negotiations with the seller that I was ready to walk away: I thought the house was too expensive, or I was nervous about the issues, or the negotiations were taking too long. Paymon knew how to calm me down and told me exactly what I needed to hear. At one point he reminded me that finding a house in this area at that price point would be very difficult and we’d probably spend another 6 months waiting for a similar opportunity. I realized he was exactly right. If I hadn’t bought the house, I would probably still be looking. I will always remember this about Paymon; he was able to ground me in reality. He was a critical part of holding the deal together through his sheer expertise in managing the stress. I honestly don’t think I could have successfully completed this deal if it weren’t for Paymon.

    Paymon also knows a pretty broad spectrum of area in terms of real estate. A lot of realtors are super-focused in one place, which means they can help you with your dream home as long as it’s in the exact location they focus on. Paymon, however, knows a lot of different neighborhoods really well! We couldn't be happier with our new home.

    All the things we wanted came together in this house. We needed 3 bedrooms and this house had 4. We wanted lots of light and this house had lots of windows to let the natural light in. We wanted a good neighborhood as well as convenient commute access. My wife and I both commute to work, one of us goes south and the other one north. This house was perfectly situated right near the 101, which is right in between both our commutes.
    We saw Paymon listed as one of the agents at another open house. We looked him up and his reviews were full of stars! Paymon was the first and only realtor we used – and we are very happy that we did.
    Our first discussion with him was really good. He made recommendations based on our preferences … where we commute from … our personalities ... what we expect out of a neighborhood … our price range. He put all those things together and came up with good suggestions based on the listings available at that time. He was really very knowledgeable.
    As first-time home buyers, there were things we didn’t understand based on our lack of experience. When we put in the offers, Paymon was very kind and honest with us. He would identify any structural problems to protect us from making an offer on a bad property. His experience was just what we needed.
    There was one place we considered that I hadn’t noticed a problem on the disclosure. We were ready to put in an offer, but Paymon reviewed the disclosure and suggested he check it out first. Good thing he did because when he came back, he warned us that the house had an issue that would lead to larger complications down the road. We didn’t put an offer in based on his recommendation. His honesty saved us from lots of nightmares.
    When it came time to put in an offer, Paymon was very good at negotiating. He would negotiate anything possible that would meet our demands. He negotiated the closing date, the features, when we can go in, different things like that. Since he’s such an experienced agent, he had a strong network among other sellers. He was very good at his job which was good for us.
    We were also very happy with Paymon’s availability. He was available all the time – 24/7. It was not just over the phone or email to answer questions, but also for checking out the property at any time of day that we could do it. My wife and I are both working, so we couldn’t always take the time off during the day. Paymon was very flexible. I remember putting an offer on a house, while we were traveling, and it happened that our flight was delayed. Paymon’s office sent me documents at 11:00 pm to make sure that we met the deadline with our offer. I’ve talked with friends and families who used other agents, and to be honest, none were available this frequently.
    Even after our offer, we had some questions. Mostly general questions about house management and what we should do next. It wasn’t Paymon’s responsibility, but he was very kind and answered everything we asked.
    I will recommend Paymon to anyone buying a house. We told one of our close relatives about him and he’s using Paymon to find a home now.

    Paymon helped my friend with buying his house, so when we were looking for a home, he gave me Paymon’s number. Paymon set up search criteria based on our preferences – number of bedrooms, bath, the area, and our price range. We would get emails about homes that fit our conditions, so we could plan which open houses to go to every week.

    Since we were first time buyers, we didn’t know much about buying a house. Paymon gave us some very good recommendations. He helped me find a loan agent and I was preapproved for a $1 million loan. I started asking about houses that were selling for $850k - $900k, but Paymon explained to me how the market worked. He told me that even though these homes were listed for under a million, based on the market analysis, they would definitely sell for more than that. Paymon has a very good understanding of the business and gave me good advice.

    When we found the house we wanted, Paymon helped us negotiate with the seller and got us a really good deal. Initially, the house was going for $1,030,000. With our inspection contingency Paymon pushed hard and got $30k reduced from the regular price, so we got the house for $1 million. He did a good job on that.

    We worked quite a bit with Paymon’s assistant, Corinne, and I was impressed with how promptly she would respond. If I texted her, she would reply within minutes, even if it was to say she would get back to me with an answer. It gave me confidence to know that she had got my message and read it.

    Paymon and Corinne really care about their clients and take full responsibility from day 1 to the end. They both do everything in their power to make sure the whole process goes smoothly, even beyond the sale. The sale of my house was completed last week, but the previous owners want to remain in the house until June 15. Lots of realtors would just leave after the job was done, but Paymon and Corrine said they would be available to me until the final closing. Not every realtor would do that.

    Paymon also gave me the contact information for several contractors who could take care of some of the work that needed to be done on the house. We’re new to the area and to the country, so we don’t have a lot of contacts. This was very helpful -- we appreciated Paymon’s network.

    I’ve already recommended Paymon to some of my friends who are planning to look for a house in 2 to 3 months. He knows the business well, studies the market, and gives very good recommendations. That him a unique among other realtors.

    I actually went through a couple of realtors before using Paymon. The first just didn’t have the hustle required in terms of getting scheduled quickly and I ended up losing out on a property as a result. Another kept sending properties that didn’t match my budget or what I was looking for. Paymon really understood what I wanted, and he had the hustle. He was going to find me what I wanted and that was it. He gave me the confidence that if I wasn’t the only bidder, he’d be able to make a deal happen. He would make every effort to follow up with the seller to find out exactly what they were looking for, so I wouldn’t have to take a shot in the dark.

    When looking for a home, Paymon gave excellent suggestions that were spot on. For example, in one neighborhood where I was interested in a property, he found a 4 bedroom/2 bath home that was a couple of streets over selling for a comparable price with a larger lot.

    Paymon’s response time was incredible. I’d text him and get an answer often within a few minutes, definitely the same day. He was available all the time including weekends and nights. This was important because the market moves so fast.

    As it turned out, I actually found the house I ended up with. But Paymon jumped right on it. He immediately called the seller and passed along all the critical information I needed, like why it had been on the market for so long. He also told the realtor that he would find me financing that would close in 14 days! I was listening on the other end to this conversation and was so impressed with his creativity in trying to find out what the seller wanted and delivering to their needs. It was spectacular. I credit him for helping me get the house.

    Even when the deal was closing, he still found ways to help me with the property. The house I bought needed to be fumigated, and he found a fumigator that was half the price of what the seller had quoted at disclosure.

    I would absolutely recommend Paymon to anyone looking to buy or sell a home in the area and I will definitely use him again if the need arises.
